Dubai Bubble

No one can say that Dubai is not forward thinking in their plans for the emirate. There seems to be a never ending supply of new developments and staggering construction projects. An interesting statistic I came across recently –

25 percent of the world’s operating construction cranes are currently in Dubai – working. That’s 30,000 cranes at the moment.

Some are beginning to question the sustainability of all this, especially when you consider all the construction is in the desert – with limited water supply and every single project putting more and more pressure on a limited infrastructure. Money week made an interesting comment recently – “When a property developer starts handing out free BMWs and Bentleys with every apartment sale, you can be sure that a property bubble isn’t far off popping.”

But they do like to do things on a large scale in Dubai. Whether this can continue indefinitely or not remains to be seen. Unlikely we feel..

Edit - The Dubai bubble has now firmly burst, with prices falling at an alarming rate. and a staggering amount of property for sale in Dubai at distressed prices.

People keep talking of the “bubble” in Dubai and when it will burst blah blah. Well you only have to look at thr stats of how many people are actually moving into the City to see that there will always be a lack of housing unless more comes on line fast.

Point is I am moving to Dubai and want it to continue and i will always make money as one man but for the larger picture i believe there will be a forclosure market like never before amongset other collapses

I am truly amazed at how fast this city is growing. As long as there are jobs money is moving. To M wise, being a buckeye I would like to say the a lot of jobs have left Michigan and are also leaving ohio too. The sad thing about life is money does not stay in one place.

First off, I am European but let us get down to reality with Dubai. It is a small city in a small desert in a volatile and radically religious geopolitical area. It has no natural resources but wind, sunlight and oil. The fact of the matter is that the government there knows one of them is running out very soon and they need to build something to sustain their country. Problem is that when the money runs out, trust me it will soon with slowing down of investment and this kind of trading, all the foreigners and immigrant workers will leave. By the way Dubai is built on the backbreaking bones of people in serious poverty and they usually leave Dubai with little or nothing. Build it and they will come does not work without having a secure water and food supply. Sadly it will just become a ghost town in the desert. Question is when?

Recently i have been thinking about buying an apartment, the first place that comes to the mind is of course Dubai Marina, eventually i got a clue and started driving around Dubai Marina, the construction is amazing, many towers are complete but empty, even on Sheikh Zayed Road, all these high rise building except for Emirates towers, are all advertising: Office to let, they are virtually empty, the size is huge and tenancy rate is less than 5%, so why all this building and at such high price, i really think its just a matter of time before prices dive down, some projects already behind schedule in Marina (Ex. Marina Pinnacle). Some say this place is like Singapore 10 years ago, i disagree because singapore system is so efficient and thats what attract people to it, even singapore had a bubble

Dubai is a massive startup, with strong venture capital behind it. Like any startup, it is important to think grand and portray confidence. You do that in the hopes of achieving sufficient escape velocity that you are able to soar well above your competitors – in Dubai’s case the other major tourist and financial cities of the world. But like a startup, you also run the risks of aiming too high. Dubai is spending like crazy – using oil money that will dry up soon. As it is essentially now an all new city, it does not have to face the same issues of an aging infrastructure that established cities must struggle with. In the years to come though, those issue will come. If Dubai ends up having too much infrastructure for the city they have built, the costs of maintenance will quickly overwhelm the budget when the time comes to balance the budget rather than deficit spend like crazy. It remains to be seen if Dubai can attract enough super rich people to make this all work. I would bet against it.

They need to sustain that capital, they need to relax they’re strict muslim laws in order to get long term migration. Seperate mosque from state! Of course i wouldn’t know, not having been there.

I live in Brazil, I am of a very different language, I attended a program in television that showed Dubaí and their great constructions, give of that day, I was very curious to know more on Dubaí then here am, besides onlooker, I was also with a great will of traveling for Dubaí as a tourist.

Wow… there have been some interesting posts here :) Well, let me try and throw in my two cents as well ;)

I have been living in Dubai for three years (which is short time and long time for some) but have found that I agree with many of your points. Dubai is a great city expanding at such a rapid pace. The diversity of cultures and different people that you work it makes being here a different learning experience.

The only downside, and this is from my own personal view, is that Dubai can’t sustain itself due to its location. Sustainability in my view would be to be able to have natural resources through plants, vegetation, animals and water to feed the nation. Having these things would make a huge difference to the city and give it some “life” Tall buildings, new metros and other developments are great, but once the major source of income fizzles out i.e. oil, then we will see a change in the pace of things in Dubai.

At the end of the day, its all about choice. It’s either you like tall buildings and the spur of the moment to make money or you don’t. Or you appreciate history and nature and aren’t comfortable with the “fakeness” that Dubai brings. It’s your choice.

Hello. I live in San Francisco. USA. I have been to Dubai twice only at the airport while in transit to and from Pakistan. over 8 years ago. Let me tell you Dubai is the place to be. I can only hope to go and visit after Oct 20 of 2008, that is when United Airline will have a daily non stop from USA. I would like to buy a home in Dubai. close to the city. more like vacation home. I work for United and will have a chance to go to Dubai once a month. Is there a site with home prices? The other thing is, is there home for $150,000 USD or less anywhere in Dubai? It is nothing like hearing it from someone who is living and working there. Dubai is all fake , yeah the buildings , the marina , the new streets , an all the malls. But then what ? this country has no basis , I mean you can’t consider this as an economy. The building there are to a track people from other coutries to visit , live , invist. However , this city has only three months in which you can be in the street NOV – JAN , other than that , the weather is really bad. The properties are soo expensive, everyone here is having an issue with housing and the cost of housing. In short, the prices has gone up so much and if you know a little about the market , then you know this will have to correct sooner or later . For now I am enjoying the ride , I been here for couple years , and plan to leave at the end of next year. Just what I think

i think everyone should go there atleast once in their life time its really good experience.

DUBAI is a very beautiful country. My aunt and cousins went there and they showed me lots of pictures from Dubai. They stayed there for almost 3 weeks. They said,they don’t feel wanna come back home to Philippines. The downtown area and the buildings are so unique especially the one that made from 100% Gold.

Srini here from Sharjah (20 kms away from Dubai). USD 150k not sufficient to get even a studio room in dubai. You can give a try in Ajman (which is again 30 min drive from dubai without considering traffic congestion)

I was lucky to have bought in 2004 and sold in 2006. Dubai is a nice place, but it has choked itself on development. it is not sustainable in the long run. I would advise anyone interested in investing there to get out now. it is a micky mouse economy, built on sentiment and speculation. Also, i can see a lot of social and multicultural problems ahead. get out fast

Hi Barry coughlan..I must admit that you are a smart businessmen. You did the right thing and at perfect timing..Trust me..Dubai’s bubble is about to burst in a months time. Already the investors are panicked and trying to sell off their properties..most of the investors here are speculators who try to make some money just by booking a flat at 5% down payment and later reselling it at a higher value. But now the situation here is that banks stopped giving loans for properties. Moreover they are not even ready to give loans to the employees who are into realty jobs..Just imagine the situation. All the hipe that was created is about to burst…I have been living in Dubai for more than 8 years.

I worked in dubai forn 4 years, was 200 to n2004, than I left dubai to UK.. I admit ots amazing city.. but, for long term , I am not sure… I preper to have proverty in New York as expensive as Jakarta than dubai..

the living cost is higher and higher,, no more space to live for low budget worker

Dubai is all artificial
• No natural beauty
• Bad weather
• No culture
• No nationality rules + biased laws for non locals
• All shopping is expensive
• Bad customer service
• Lacks a manufacturing economy+ just service providers

The Rulers have missed the plot, they have made it so expensive for the tourists, businesses and also people living here that nobody will want to come here in the next few years, unless the bubble really bursts and everything goes back to what it was 3-4 years ago. The impression that Dubai is value for money place to spend your vacations, do business or as a place to make your career is fast eroding.

People living here have already realized that they are being robbed at the malls by the retailers, they can buy everything cheap back in their home countries be it the UK, US, Europe or the subcontinent / far east and get it shipped here and still save money.

The attractions that brought people here earlier was good salaries which they could spend and save at the same time, cheap shopping, and decent hotels at good rates. Businesses moved here due to low cost and a liberal atmosphere. But they are moving out due to high costs now.

None of the above is here anymore except for a comparatively liberal atmosphere compared to rest of the region.

The only thing Dubai really has a peace and safety which might keep people from un-peaceful countries to stay here. I hope no terrorist targets this area otherwise it will be all gone.

Some people still find it beautiful for a few days/weeks of their vacations but I think there is no scenic beauty to see unless u find sand beautiful but even that is covered by buildings now.

The Dubai bubble is bursting and let see how flat does it go

Tourists have been put in prison in Dubai for having poppy seeds on their clothes. If you eat a poppy seed bagel New York then fly to Dubai, you’re putting yourself at great risk with no legal protection. These people are religious fanatics and foreigners do not have equal rights. Homosexuals are treated as criminals and women as second class citizens. The royal family of Dubai ultimately have all control of capital that comes into the country, making it a very risky and unwise place to invest. On top of it all, there is no significant art or high culture. It’s a tacky cultural wasteland. Not even Paris Hilton is interested in going there anymore.

trust me the bubble will not burst but dubai will not be like this forever, it will stop but then it will start right back up. i love dubai and want to move there one day but i havent got the chance. i research it all the time and look at new developments this city is popping out of the ground iyou want to say and it will be around to last. america does nto have a chance to compete and a lot of countries will not be able to compete. dubai makes things to set records then a few months later somthing is built to beat it. dubai will slow down but never enough to stop the economy it will continue on for many years and be amazingly rich.

Just Came Back from Dubai.An amazing amount of buildings ,all brand new with leasing information posted on the sides of the building. Everything is overbuilt.people are leaving not coming.How ever i recomend seeing once for your self.but it will be the biggest bubble ever.

the rumour circulating is that Abu Dhabi waited till the last possible minute to bail out Dubai’s last debt commitment, just to remind them who’s still running the show.
On the other hand, for the last decade or so Dubai has been the sole outlet/facilitator for Iranian trade, and it seems Dubai is keen to use this cosy relationship to show Abu Dhabi they’re not the only sugardaddy in town. Although I’m not sure Iran is in any state to help considering the price of oil.

This is basically what happened in neighbouring Sharjah in the 80’s, when Saudia Arabia basically stepped in to help out with their mini crisis when no one else from the so called ‘union’ would. Thats why today Sharjah, although minutes away (if no traffic), is worlds apart in terms of their attitude towards alcohol and prostitution.

But I wouldn’t worry about Iran doing the same thing in Dubai, after all, the mullahs need a bit of fun too…

All in all these should be testing times for the emirates federation.

Dubai bubble has already started to deflate with so intensity that it can be safely called a bubble burst. Unlike the the U.S. and other European countries where the current economic recession is bringing down the over-inflated economies in a gradual manner, Dubai is seeing a drastic fall.

Imagine a place which has no natural beauty and has extreme weather conditions being inhibited by people/businesses from all over the world in such unproportionate manner that the locals are only one-third of the total population. Imagine a place, which went so aggressive in becoming a world economic icon that it let its own culture, tradition and values go down in favor of the masses who come there to invest and live. Coupled with relaxed government policies and regulations, a steep rise was seen in economic growth in just a couple of years. Things became expensive and property prices rocketed.

This could have kept on for a few more years but the U.S. exported global recession put sudden brake to this economy. I say this because the economic model of dubai and the world at large is based on the U.S. model which is primarly based on Debt. You have little money to do business, expand your business or fell short of buying luxury items or don’t own a house or an expensive car, no worries, you have bank loans, mortagages, credit card available. All of them increases debt for the economy. Ironically, in the U.S. and U.S. based economies these debt were aggreated and again sold as assets (mortgage based assets to be specific), Well that is giving debt out of debt. People rushed towards realizing their dreams and wants (not needs). This created a bubble in the U.S. and a big bubble in Dubai not realizing that only little shaking would be all it take to de-stabalize this model of growth. That shake came with the default of subprime borrowers in the U.S., lowering the demand and hence the prices of property so that mortgages became way too expensive then properties themselves. More people started to default. The mortgage based assets lost value as a result. The vicious cycle continued and the effect became more severe and global. Global because not only people and organisations but also governments had invested in the U.S. in these types of mortgage based trading. The world also employed similar economic growth models so the economic panic and melt-down spread quickly.

What is the significance of all this for Dubai. Well, investors in Dubai invested primarily out of debt, be it establishing business, buying houses, leasing expensive luxury cars etc. That is why, they got hit so strong. So strong that people prefer to leave their houses for their home cities abroad leaving their cars in parking lots at air ports. What they care, after all it was debt that bought them the property and luxury.

The entire world economies is shrinking at the moment, but Dubai is going to see atleast a decade going back in time in terms of economy. I think the bail-out tactics would only increase the total losses of melt-down. The root causes need to be addressed and that is developing a sustainable economic growth model that has little to do with Debt financing.

Hello everyone..
I am not here to debate over anything…….. but I am an architecture lover…… I must say that Dubai is a very fascinating place………….BUT……. I must say it’s a bit too artificial…….it’s as if it’s been built out of a toy set…the place seems to have no ROOTS..no actual culture..seems a bit fake,doesn’t it?
But I sure hope that I get to visit the place someday…especially the building with rotating floors…..:)

Your growth is attributed to your costs. Using near slave labor equates to larger profits. Thus, contributing greatly to your bottom line. Paying foreign nationals (i.e Bengali, Indians, Nepali, Philipinos, and others) for cheap labor roughly $500 per month to work up to 84 hours a week, maybe having friday off or one friday out of the month. I almost forgot to mention the housing benefit that you offer. A 1-2 bedroom apartment in the slums, comfortly housing 4-12 men. I know this info because I have visited Dubai on numerous occassions visiting friends and the country. I have read reports and watched numerous correspondance on these attrocities. But I guess its must be alot worse in their country of origin.

Nevertheless, You exploit these people and their situations.

I too would grow that at that rate if I did not have to pay competitive wages and no benefits besides a RT ticket back to their country of origin. Who do you think is building the Burj Tower? Not Emirates citizens.

That is your opinion on the US but at least we treat people with respect and decency and not as drones or animals. Gas prices have varied greatly within the last few years, however, our prices are considerably much cheaper compared to some European countries. For example, in Germany 1.21 euro will get you one liter of diesel, multiply that times 3.785 and then do the U.S$ (1.31)conversion and you have one gallon costing $5.99 a gallon.

BTW what are you doing in the U.S? Studying? Business meeting? Or just enjoying the wonderful Chesapeake Bay?
