Jordan Property – Construction begins on the tallest building in Jordan

Limitless has broken ground on its $300 million residential twin-towers project in Amman, Jordan yesterday. The towers will be the tallest building in Jordan once finished

The project was launched on Monday at a ground breaking ceremony in Amman, attended by Jordanian Prime Minister, Nader Al Dahabi and Omar Maani, Mayor of Amman. The lead designer on the project is Chicago-based Murphy/Jahn with New York-based Turner International as Project Manager.
In a fit of modesty, the developers have decided to change the name of the building from “Limitless Towers,” to “Sanaya Amman.” Sanaya means ’starlight’ in Arabic. Although, you don’t build the tallest building on the block and then get all modest, so I imagine their PR people suggested the original name was just too OTT.

Saeed Ahmad Saeed, CEO of Limitless, said,

At Limitless, our vision is to enhance and enrich people’s lives by delivering distinctive, sustainable developments. Sanaya Amman, our first project in Jordan, will help us turn this vision into a reality.

Sanaya Amman sets new standards in sustainable, innovative building design. Today’s groundbreaking marks the beginning of an architectural wonder that brings a new dimension to Jordan’s real estate offering: a record-breaking, landmark destination combining luxurious, environment-friendly living with top-quality retail and leisure facilities, including green, outdoor spaces – the hallmark of all Limitless developments.

Not only will Sanaya be Amman’s tallest offering, but also the greenest property investment in Jordan according to the press release, with many eco-friendly initiatives in place to save around $2 million a year in running costs.

The development will comprise of over fifty floors with 5five hundred flats, including one, two, and three bedroom apartments, plus duplexes and penthouses, along withw 10,000 sqm of retail space, 5,600 sqm of green, open space and a 1,000 sqm outdoor plaza.

Typical of these new offerings claiming some sort of environmental saving, the developers are being coy about the actual environmental impact or the specific “eco-friendly initiatives,” and I suspect this just means more insulation and a heat exchanger.

Sanaya Amman will also have the world’s highest suspended swimming pool, linking the two towers at 125 metres. The project is scheduled for completion in 2011.

Largely down to spiraling construction costs, prices will not be announced until the project is launched for sale in August, although Bahaa Abouhatab, regional director for the Levant and Turkey at Limitless, said the project is already ahead of schedule.

“Sanaya Amman has broken ground a month earlier than anticipated. We are currently at the excavation and mobilizing stage. Infrastructure will begin towards the end of the year.”
