How to sell your house using IPI’s International FSBO:
Description
Language. IPI only accepts listings written in English. Any property for sale listed in a language other than English will be automatically deleted. When describing your property be as descriptive and detailed as possible. The more interesting and appealing your description, the more likely you are to generate an enquiry. Be honest also – using misleading terms to describe your property also wastes time. Call a fixer-upper a fixer-upper, not “needs minimal attention.”
Price
Be realistic. Trying to achieve an unrealistic price wastes not only your time, but the time of any prospective buyers. Markets vary from country to country and regions and cities within each country. Speak to some estate agents and any one you may know who has successfully sold property in your area recently to get a good idea of realistic prices in your area. As a guide, ignore advertised prices in newspapers and estate agent’s windows. At the time of writing (Jan 2009) advertised prices are far in excess of selling prices and do nothing but confuse the market and buyers. Many estate agents crave the good old days of being able to sell anything at any price. This is no longer the case.
Local currency. State clearly the currency you are advertising your property in. There is more than one dollar – despite what some may think. A list of currency abbreviations can be found here.
Photographs
Quality. We recommend you upload the best quality photographs you have. Try to make sure the images show your property in as detailed fashion as possible. We don’t need to tell you to make sure the living room is tidy before taking the photo. Do we?
After listing
Once you have completed your listing, we also offer a few ways to promote your property page. First task is a to tell a few people that you have listed your property for sale. When the listing has been added, you will see that you have been given a unique webpage with a unique URL. A URL is the web address of your page and will look something like this:

This web page address includes the country, city and your heading. Here are a few suggestions as to how to promote this address:
- Send this address to some of your friends and ask them to send it to any one who might be interested in a property in your area.
- Add this link to any online discussion forums you may participate in.
- Add this link to your own webpage or blog. If you have your own website or blog add this URL to it. Or if you have friends with their own website or blog, ask them to do so also.
We also offer an advertising facility at IPI. For a small fee ($5 USD per week per property) we will add your property to our “Featured listings.” section. A photograph and link to your page will be added and displayed on every single page of IPI’s blog and at several other websites.

Selling rental property:
If the property provides and income, please state clearly the level of income and have accounts or some other proof of earnings available. Obviously this is unnecessary if you are selling residential property.
